Slovak and Czech travellers come to hladamchatu.sk to find somewhere to stay - over 4 000 enquiries in the last year, around 340 a month. Plenty of them want to go further than the Tatras. Right now they have almost nothing abroad to choose from.
You pay one fixed fee per year, never a share of a booking. Guests pay you directly for the stay - we never sit between you and their money.
Let's be honest - our problem is not finding guests
Most portals promise you traffic. We have the opposite problem. We have people searching. What we are short of is places for them to choose from - and abroad it is not even close.

We will not promise you a hundred enquiries. No portal can, and anyone who does is guessing. What we can promise is that you will be visible to an audience that is already here and has almost nothing abroad to look at - and that you will pay a fixed fee once a year instead of 15 % of every booking.
One listing, four markets
You add the property once. It appears on four portals and reaches people who are looking for somewhere to stay right now.
hladamchatu.sk, hledamchatu.cz, meganoclegi.pl and utaz.hu - the Slovak, Czech, Polish and Hungarian markets, with no extra work from you.
Groups about cottages, cabins and holiday rentals with more than 1.2 million members, where people ask about free dates every day. Your property can be shared there by us or by you.
Someone cancelled? Put the dates in the last-minute section and they go in front of people who are looking for exactly the next few days.
You earn it, not the portal
Commission portals take a share of every booking. We do not. You pay once a year for the listing, and everything the guest pays for the stay stays with you.

The guest pays you directly. We never hold their money and we are not a middleman in the payment.
The fee is a single yearly amount and depends on the package you choose. The price is final - we are not VAT registered - and with several properties on one account we can agree a volume discount.

It is not just an advert, it is a booking system
Photo gallery, description, amenities, location and guest reviews. Its own web address that you can share anywhere.
The guest picks dates and sends a booking request. You confirm or decline it in your account.
One calendar for every booking - from the portal, from your own website and from other portals over iCal.
You get a snippet of code to paste into your website. Guests book with you directly and the booking lands in the same account.
Seasonal rates, rates for specific dates, extra charges, discounts and a minimum length of stay.
Send the guest a deposit request with a payment QR code. They scan it in their banking app instead of retyping your account number.

One calendar instead of five
The worst part of advertising in several places is making sure you never sell the same week twice. This is what solves it.
iCal synchronisation - connect the calendar to Airbnb, Booking.com or any other portal that supports iCal. Booked dates are pulled in automatically.
A booking calendar for your own website - paste the code into your site. Guests book with you directly and it lands in the same account as everything else.
All bookings in one place - confirm, decline, add a note, look back at the history. Nothing lives in a notebook.
Blocking dates - your own holiday, maintenance or a booking agreed over the phone goes into the calendar and disappears from the offer.
Set prices the way you actually charge them
Almost nobody rents at one price all year. So the price can follow the season, a specific date, and how many people are coming.
Seasonal rates - summer, winter, off season. Set once and they hold until you change them.
A price for a specific date - New Year's Eve, Easter weekend, a local holiday. It overrides the seasonal rate.
Extra charges - cleaning, pets, sauna, firewood, late arrival, an additional guest above the base capacity.
Discounts - for a longer stay, for booking early, or for dates you need to fill.
Stay conditions - minimum number of nights, arrival day, cancellation terms.
The guest sees the final price for their own dates in the calendar, not a rough guide. Fewer questions for you, fewer disappointments for them.
The guest reaches you, not us
We do not sit between you and the guest. When somebody is interested, they get to you - not to our operator.
Phone, e-mail and WhatsApp right in the listing. The guest does not have to register anywhere to contact you.
An SMS about a new enquiry - you hear about it even when you are not at a computer. Whoever answers first gets the booking.
Messages in your account - the whole conversation in one place, even if you come back to it two months later.
Listing statistics - views and contact clicks, so you can see whether the photos or the price need work.
Guest reviews - after the stay we invite the guest to write about it. Ratings show on the property card and they decide who the next guest calls.
Getting to the top of the results, when it matters
The listing decides what you can do. Boosting decides where the guest sees you.
Boosting is bought by the day, not by the year. It suits the run-up to a season, a long weekend, or a free week you need to fill.
A boosted property goes to the top of the results and gets a badge on its card, so it stands out even when someone is scrolling quickly.
Boosted places rotate - nobody occupies the top of the results for a whole period.
The order only changes among properties that already matched the guest's filter. Boosting will not push dates that are already taken.
We are Jozef and Laco. This is our project.
hladamchatu.sk is not a corporation and not a startup being groomed for sale. We are two friends - Jozef from Košice and Laco from Orava - who decided to build the best accommodation portal in Slovakia and Czechia. We wrote every line of it ourselves.
When you write or call, Jozef or Laco answers - not a call centre with a ticket number. We speak English.

Four steps, and most of it fits into one afternoon
Verify your phone number by a free SMS and add an e-mail address. Signing up costs nothing.
Name, description, location, capacity, amenities and photos. Work in progress is saved as you go, so you do not have to finish in one sitting.
Set your rates and stay conditions, and connect calendars from other portals over iCal if you use them.
We check the listing and publish it. From that moment guests can see you and book.

Yes - that is exactly who this page is for. Croatia, Poland, Hungary and Czechia are already in the system down to individual towns. For anywhere else in the world we add your town when you sign up, which is how the listings in Dubai, Mexico, Cyprus, Finland and the Canary Islands got here.
Who will actually see my listing?
Mostly Slovak and Czech travellers, plus Polish and Hungarian ones through our other three portals. They are people who already come to us to plan a stay - around 10 900 visits a month - and who currently find almost nothing abroad.
Do you take a commission on bookings?
No. You pay a fixed annual fee for the listing and that is all. The money for the stay goes directly between you and the guest.
What currency do I set prices in?
Euros. Guests see the amount converted into their own currency at the current rate - koruny, złoty or forint - so they do not have to work it out themselves.
What language should I write the listing in?
Write it in English and we will help with the Slovak and Czech versions. Since most of your guests will be reading in their own language, it is worth the effort - and it is not extra work for you.
Do I need a Slovak business licence?
No. Where your property is and how you tax the income is a matter for the country it sits in - we do not get involved in that and we are not your agent for it.
How many bookings can I realistically expect?
We will not give you a number we cannot stand behind. It depends on the location, capacity, price, photos and how fast you reply. What we can promise is visibility: there are eleven properties abroad on the portal, so you would not be lost in a crowd.
Can I advertise elsewhere at the same time?
Yes, and most hosts do. Connect the calendars over iCal so you never sell the same dates twice.
What if my photos are not great?
Photos are the most important part of a listing - guests decide on them before they read a word. We have a guide on what to shoot and in what order. If you are stuck, get in touch.
When will the property be visible?
Once the required details are filled in and we have checked it - usually within one working day.
Is signing up binding?
No. Create the account for free, prepare the property, and decide only when it comes to publishing it.
Be the twelfth
Signing up is free and commits you to nothing. Prepare the property at your own pace and publish it only when you are happy with it.
